Doing It Right — Even When It’s an Investment Property

in Nazareth, Pennsylvania

Not every roofing project is about a forever home.


Sometimes, it’s about doing the right work for the next homeowner.


This project began with a referral from the homeowner’s son-in-law, who passed along our information and encouraged them to give us a call. Our first conversation took place over the phone simply to understand the scope of the project and the goals moving forward.


The home was an investment property, intended to be renovated and sold. While the owners were conscious of budget, they were clear about one thing:


They wanted the work done correctly, starting with the roof.


Identifying the Real Issues — Before They Become Someone Else’s Problem

We visited the property shortly after and performed a full evaluation of the interior attic space and exterior roof system. During that assessment, several concerns became clear:


● Aging and compromised roof decking

● Poor attic airflow and ventilation

● Worn aluminum chimney flashing

● Bathroom exhaust fans venting directly into the attic


We walked the homeowner through each issue and presented solutions that balanced long-term protection with responsible investment costs. Together, we agreed on a roofing system that would protect the home properly and add real value for the future buyer.


Addressing Hidden Damage the Right Way

Once weather conditions allowed, we moved quickly into the installation phase. During demolition, the extent of the problem with the roof decking became evident.


Years of trapped heat in the attic, combined with winter condensation, had allowed moisture to work its way between the layers of plywood. Over time, this compromised the adhesive and structural integrity of the decking, making replacement necessary before a new roof system could be installed.


Rather than cutting corners, we replaced the damaged decking to ensure a solid, reliable foundation.


A Complete, Corrected Roofing System

With the structure properly prepared, we installed a complete roofing system using CertainTeed Landmark architectural shingles, along with the necessary components to ensure long-term performance.


Key improvements included:

● Proper ridge ventilation so the roof system can breathe

● Exhausting bathroom fans through the roof instead of into the attic

● Reflashing the chimney for a watertight seal

● Replacing a small rear porch roof with a new EPDM rubber roofing system


Each of these corrections plays a critical role in protecting the home and prevents hidden issues from being passed on to the next owner.
